Four Renovation And Remodeling Projects That Will Sell Your Home Faster

Looking around at the homes for sale in your neighborhood (and seeing them get snatched up quickly), you may be tempted to sell your home. If you want to get the absolute most money out of your home, you should renovate or remodel. Here are four renovation and remodeling projects that increase the value of your home:

Kitchen

Gut the kitchen entirely. If you have recently done any remodeling work on the kitchen, leave just that. Tear everything else out and redo the floors, the sink, the appliances, the paint, etc. Replace it all. Doing so will increase the value of your home from six to twenty thousand dollars, depending on the size of your kitchen and whether or not you used luxury items for the remodeling.

Flooring

Just cleaning the carpets and dusting and polishing the wood floors is not enough. Replace the carpet and resurface or refinish the wood floors. If you have tile in any part of the house, make sure it is current and updated with the times. This could increase the value of your home by up to ten grand or more.

Bathroom(s)

If you only have one bathroom in a three- or four-bedroom house, put in another bathroom or a "powder room." This will add between five and twenty thousand in value.

Overhaul the current bathroom(s). Put in spa tubs, new toilets, new vanities (especially vanity tops made of marble or granite), bidets, and/or bathroom cabinetry. That is another couple thousand right there.

Overall

If you choose to do all of the interior projects mentioned above, your home's value could accumulate another forty- to one hundred grand. You could easily come up with lots of ways to spend that extra cash, could you not? Plus, you leave the home in better condition than you found it or leave it.

When buyers see all of the fabulous things you have done with the house, they will clamor to make an offer. You may even have competing offers that offer more than what you are asking! It is up to you to decide who to sell the house to, but you can expect to turn down lots of offers when you put this kind of work into your home before attempting to sell it. With a little extra help from a real estate agent, you can probably sell it within a month or two as well.
